FAÇADE RESTORATION

122 South Michigan Avenue, Chicago, IL

Mueller & Associates provided critical inspection services to the building in 2009 and designed and oversaw the construction of a complete terra cotta cornice restoration in 2010. The building is Illinois & Chicago Landmark. Because the Cornice is landmark, extensive expertise of terra cotta elements was required by the property.

MA provided the following services:

Other Service later followed:

  • Bidding window replacements and meeting with Illinois and Chicago Landmarks to determine window options
  • Bidding and restoration of the exterior wood windows in 2011

Mueller & Associates inspected and designed repairs to the east and north facades. The building facade is representative of art deco style architecture and the limestone cladding is of many different representative size pieces, and includes decorative terra cotta spandrels. Complex steel supporting ideas had to be implemented to accommodate the deteriorated steel sections and support a multitude of different stone sizes. Building is historic Chicago Landmark

MA provided the following services:

  • 2013 Critical Facade Inspection • Construction document preparation in the form of drawings, specifications and bid table.
  • Construction Administration Services During Construction – 2013-2014

Mueller & Associates, LLC (MA) oversaw full exterior restoration of this iconic slender building structure as the engineer of record and Florida Licensed Special Inspector.  Due to the slenderness of the building structure restoration of the exterior was a major structural achievement, in terms of Post Tensioning Cable & Shear Heads repair / replacement.

  • Aluminum Curtain wall restoration.

  • PT pocket restoration

Mueller & Associates (MA) inspected and designed specialized phased repairs to terra cotta/stone masonry facade of this historic building exterior. Repairs required specialized knowledge of structural façade elements and masonry cladding. MA utilized extensive terra cotta/stone restoration knowledge from years of experience in optimizing the repairs to the building facades. In addition work on the exterior could only be completed in the winter months – in harsh conditions, utilizing our expertise and experience with cold weather masonry.

MA provided the following services:

  • Ongoing/Critical facade inspections and reporting since 2015
  • Construction document preparation in the form of drawings, specifications and bid table for repairs to the building exterior/s.
  • Construction Administration Services During the Façade Restoration Process
  • Bi-weekly Owner/contractor construction meetings
  • Extensive knowledge of Deteriorated structural steel support restoration

Concrete Balcony Restoration

Mueller & Associates performed inspection oversight of repairs to the concrete balconies and structural engineering redesign of required jamb reinforcing for hurricane wind forces. Work included re-anchoring of the existing balcony doors to conform the City of Miami Beach Notification of Acceptance (NOA) for Hurricane design and structural modification of the balcony door jambs to be able to transfer hurricane wind design loading.

Ocean Point 21-26

Mueller & Associates performed inspection oversight of repairs to the concrete balconies and structural engineering redesign of required jamb reinforcing for hurricane wind forces. Mueller & Associates performed concrete & masonry restoration of the east and north facades. MA tested windows to determine the different causes for the water infiltration and provided ownership with a frame modification to prevent expensive window system replacements.

structural swimming pool restoration at the south tower, pool deck restoration at the south tower, and two 70 Ton RTU replacement as the engineer of record, project manager and Florida licensed special inspector. The scope, duration and magnitude of this project required the application of MA’s full team of professionals.
